Kings Crescent Estate shortlisted for two industry awards

Following an award winning year for Kings Crescent Estate in the London Borough of Hackney, the project has been shortlisted for two further industry awards, Inside Housing Development Awards and the Building Awards.

The Inside Housing Development Awards celebrate the very best residential developments across the UK from the past year, with awards recognising landlords, developers and architects, across 14 categories. Kings Crescent is amongst six other schemes to be shortlisted for Best Affordable Housing Development (over 71 homes).

The scheme has also been shortlisted for Housing Project of the Year at this year’s Building Awards. The Building Awards are the industry’s longest running and most prestigious recognition of excellence, and celebrates the achievements across all aspects of building.

Kings Crescent Estate is located in the north west corner of Hackney, adjacent to Clissold Park.The estate was in a bad state of repair and suffering from poor quality, badly planned, overlooked public spaces with residents inward looking, feeling unsafe and disconnected from the surrounding area. Previous plans had been delayed in 2000 which resulted in significant areas of the estate being demolished and hoarded off, adding further to the sense of despair and disconnection with the neighbouring community.

Instead of the usual demolition and rebuild model for large–scale estate regeneration, Hackney Council was keen to show that combining community with local authority-led development is the way forward to creating a robust estate regeneration scheme.

Higgins Construction was appointed as contractor to deliver the first two phases of 273 new and 101 refurbished homes, 41% for Social Rent and 10% Shared Ownership, achieving 50% affordable housing. Of the 273 new homes, 158 were Private Sale, which funded delivery of the rest of the scheme.

Designed by Karakusevic Carson Architects in collaboration with Henley Halebrown Architects and Muf Architecture/Art LLP, the project has been influenced by an extensive community engagement programme, ensuring the design best reflects the needs and aspirations of residents and local people. The project is an example of future local-authority housing.
