Higgins Partnerships recently welcomed London Borough Housing Development teams to a special site tour hosted by Future of London at Hartopp and Lannoy Point in Fulham, a landmark development setting new benchmarks for sustainable and affordable housing in the capital.

Currently under construction for the London Borough of Hammersmith & Fulham (LBHF), the scheme will deliver 134 high-quality new homes, all 100% affordable, including 50% for social rent. Designed by BPTW to Passivhaus Classic standards, Hartopp and Lannoy Point exemplifies how sustainable, community-led regeneration can support both residents and the environment.

During the event, attendees learned about the project’s inclusive design approach, strong resident collaboration, and innovative measures to enhance climate resilience. Representatives from Higgins Partnerships guided visitors around the site, sharing insights into how the team is delivering an 80% reduction in whole-life carbon emissions, directly supporting LBHF’s climate emergency response.

The design process, led by BPTW in partnership with residents, the council, and the wider project team, achieved over 80% resident satisfaction and unanimous planning approval. The development will also enhance the surrounding neighbourhood through tree-lined streets, active frontages, and inclusive public spaces designed to encourage social interaction and community wellbeing.

“Hartopp and Lannoy Point demonstrates how true collaboration, between the council, the design team, and the contractor, can achieve both high environmental performance and meaningful social impact,” said Steve Leakey, Managing Director for Higgins Partnerships. “We’re proud to be part of a scheme that will make a real difference for residents and set new standards for affordable housing in London.”

The Future of London-hosted tour brought together housing development professionals from across the capital, providing a valuable opportunity to exchange knowledge and see first-hand how innovation in design and delivery is shaping the future of sustainable, affordable housing.
