Higgins Partnerships appointed by Camden Council to deliver phase one of the West Kentish Town Estate redevelopment

Camden Council has appointed Higgins Partnerships to deliver the first phase of the regeneration of the 1960s West Kentish Town Estate, a wider redevelopment programme that will provide 850 new homes, including 325 council homes.
Higgins was selected through a fully compliant procurement process that included local representation on the interview panel, with two residents living adjacent to the development site and the headteacher of Rhyl School, helping to ensure community voices were reflected throughout the process.
The first phase will deliver 52 new affordable homes across two six-storey blocks, comprising 48 social-rented homes for returning council residents and four homes designated for existing leaseholders. The development will include a mix of one to four-bedroom homes, including family maisonettes within Block A1.

Councillor Nasrine Djemai, Cabinet Member for New Homes and Community Investment at Camden Council said: “The redevelopment of West Kentish Town estate will allow us to build the much needed safer and larger homes residents on the estate have asked for and deserve.
“This includes more than 850 new homes, of which 320 will be council homes, alongside a range of improvements to the local area including new outdoor play areas and open spaces.
“We are pleased to appoint Higgins Partnerships to help us in this next step of delivering this project which will make a huge difference for families currently living in overcrowded conditions and in need of spacious, new, good quality homes.”
The regeneration of the occupied 1960s estate has been shaped by more than 10 years of engagement with residents and neighbours. Designed by Mae Architects, phase one will help create early momentum for the wider masterplan, prepared by Allford Hall Monaghan Morris, which sets out a long-term vision for new homes, improved open space, better connectivity, and enhanced public realm across the estate.
In 2020, estate residents were balloted on the future of the estate. A total of 93% voted in favour of a full estate regeneration, with a turnout of almost 85%.
The West Kentish Town Estate is a key project within Camden’s Community Investment Programme, supporting the delivery of larger, energy-efficient homes for local families. The two new blocks have been designed to reduce energy demand, lower carbon emissions and create comfortable living environments.
The scheme will replace outdated blocks with safe, modern, energy-efficient, family-sized homes, complemented by neighbourhood improvements including new outdoor play areas and open spaces.
The Phase One blocks sit at either end of the occupied West Kentish Town Estate, each responding to a different setting. Block A1 fronts onto Queen’s Crescent High Street, close to existing homes, schools and community facilities, Queen’s Crescent Market and the Baitul Aman Mosque. Block D1 sits beside the railway viaduct, which will require careful coordination with railway asset owners and operators.
