Newham delivers 81 new affordable homes at Greenhill Centre in Manor Park

Newham has delivered 81 genuinely affordable homes at Greenhill Centre in Manor Park, providing high-quality housing for residents on the borough’s housing waiting list.

The development offers homes at London Affordable Rent, including nine wheelchair accessible homes, helping local families access safe, secure housing designed to meet a range of needs.

Delivered in partnership with Higgins, the homes are built and certified to the Passivhaus Classic standards, meaning they require far less energy to heat, stay comfortable all year round, and help residents keep energy bills down. The Gold Secured by Design scheme also includes a community garden, mature trees, new public spaces and a Passivhaus gym, helping create a healthier environment while contributing to the wider regeneration of Manor Park.

Mayor of Newham, Rokhsana Fiaz OBE, said: “These homes will change lives for manyfamilies. A stable, genuinely affordable home gives people the foundations they need to thrive - raise their children, focus on work and feel part of their community.

“I’m proud that our council is delivering homes like these for our residents. This is about giving everyone the stability they deserve and building stronger communities across our borough.”

Alongside these homes, we’ve worked closely with the local community to deliver meaningful social value, including apprenticeships and work placements for borough residents, and community initiatives and opportunities for young people to explore careers in construction.”

The council’s housing programme, launched in 2021, is prioritising family-sized homes, accessible housing and sustainable design, with residents involved in shaping regeneration projects through ballots and co-design.

Residents living in one of Newham’s first Passivhaus affordable home developments have already seen the difference these homes can make.

Salma, who moved into the Plashet Road development last year, said: It’s a big improvement on our previous place. The rent is affordable and because it’s environmentally friendly it’s warmer in winter and cooler in summer, so the bills are much cheaper – it works for our daughter’s mobility needs too.”

The Greenhill Centre development follows Higgins’ recent completion of John Street in Newham.  This development has provided a further 70 new Passivhaus Classic Standard affordable rent homes.

Further development in the council’s housing programme includes Neil Wilson House in Plaistow, which delivered 28 affordable homes, Burgoyne’s Depot in East Ham which delivered 48 affordable homes, and William Patton Gardens and Freemasons Road, which delivered 95 affordable homes - as Newham continues to increase the supply of high-quality affordable housing across the borough.

Newham’s direct housing delivery programme has already delivered around 855 genuinely affordable homes, with the council on track to reach 1,000 new council homes by early 2027.
