Avondale Drive Estate Phase 2, Hillingdon

The Avondale Drive Estate regeneration aims to deliver high‑quality affordable homes that will create a significantly improved living environment for existing tenants and leaseholders, as well as for new residents.

Phase 1 of the masterplan has been completed, providing 30 new homes that are now fully occupied. The future phases will deliver over 260 additional homes, alongside enhanced green spaces for residents, improved access from Avondale Drive to Hiterbroom Park, and secure car and cycle parking facilities.

The final phases will include a variety of homes, such as 1‑bed, 2‑bed, and 3‑bed flats, as well as 3‑bed and 4‑bed duplexes. These new homes are designed to ensure the Avondale Drive Estate is durable and future‑proof, creating a development that is sustainable, energy‑efficient, and supportive of local nature and ecology.

Once completed, the entire redevelopment across both Hayes estates, Avondale Drive and Hayes Town Centre will create 740 new homes (50 per cent affordable), along with upgraded community spaces and improvements to the public realm.
