Cripps Lodge, Milton Keynes

Higgins Partnerships is working with Milton Keynes City Council (MKCC) to deliver 66 new affordable homes at Cripps Lodge, transforming a former care facility site in Netherfield into a high-quality residential neighbourhood. The scheme includes a mix of one- to five-bedroom homes comprising single-storey bungalows, two- and three-storey houses, and a split-level apartment building with lower ground floor plant and cycle storage, and residential accommodation at ground, first and second floors.

The scheme was originally designed by DCa Architects and is now being progressed by RG+P, who are working with us under the PCSA and into delivery. Higgins is completing the technical design and delivering the homes as Principal Contractor and Principal Designer. The development reflects the Council’s ambition to create well-designed, energy-efficient and accessible homes that support inclusive communities and long-term regeneration.

The homes are constructed to a high fabric performance standard, with air source heat pumps, mechanical ventilation with heat recovery, and solar PV panels integrated into the specification. Higgins is coordinating Building Regulation compliance and managing statutory approvals in close liaison with Building Control, with all documentation tracked through our Common Data Environment.

The external design features high-quality soft landscaping and improved pedestrian routes, with climate-resilient planting and permeable paving supporting sustainable drainage and a well-considered residential environment. Construction is being delivered in phases to enable early occupation and to manage interfaces with adjacent Council-led refurbishment works.

Higgins is working with MKCC’s Community Engagement Officer and the Estate Renewal Forum to ensure clear communication with residents through Meet the Contractor sessions, newsletters, a named Liaison Officer and digital updates. Social value is aligned with the Council’s More for MK agenda, with a focus on local employment, local supply chains and lasting economic benefit, all tracked through the Social Value Portal.
