Hayes Town Centre Estate 1, Hillingdon

Originally constructed in the 1970s the Hayes Town Centre Estate is located adjacent to the Gran Union Canal and consists of medium rise flats and maisonettes with a high-rise point block comprising of 15 storeys.

Phase 1 of the masterplan has been completed, delivering 80 new homes and a temporary play space. Future phases will provide over 450 additional high‑quality homes and enhanced green spaces for residents. Our vision is to regenerate the Hayes Town Centre Estate to create a significantly improved living environment for existing tenants and leaseholders, as well as for new residents.

The proposed development will also include two‑ to three‑storey houses to help create a village‑style street. Later phases will feature a large courtyard garden with improved daylight, communal amenity and play spaces, a new community centre, high‑quality public realm and amenity areas, and secure car and cycle parking.         

Once completed, the entire redevelopment across both Hayes estates, Avondale Drive and Hayes Town Centre will create 740 new homes (50 per cent affordable), along with upgraded community spaces and improvements to the public realm.
