Hounslow Council appoints Higgins Partnerships for 100% affordable housing development in Brentford

Hounslow Council has appointed Higgins Partnerships to deliver 182 new council homes as part of the regeneration of the Charlton House and Albany House estate in Brentford.
The scheme will replace 92 ageing homes with 182 high-quality, energy-efficient homes for social rent, helping to address the borough’s growing demand for affordable housing. Around 30% of the new properties will be larger family-sized properties, providing much-needed accommodation for local families.
The development will also deliver new ground-floor commercial space, providing opportunities for local businesses and services, while more than 2,500 square metres of new landscaped green space will create a greener and more vibrant neighbourhood.
The development has been shaped through extensive engagement with residents and the local community. In a resident ballot, more than 87 per cent of residents living on the estate voted in favour of the redevelopment, demonstrating strong support for the transformation of the estate.
Councillor Tom Bruce, Deputy Leader of Hounslow Council and Cabinet Member for Regeneration and Economic Development said: “We’re excited to start working on this development with Higgins Partnership, delivering 182 homes to fit resident’s needs. It is our ambition to support residents to live in good quality, healthy and affordable homes that are safe and secure, and through Charlton and Albany House we hope to achieve that. The new neighbourhood will feature energy-efficient homes for social rent, larger family homes, improved green space and space for local businesses.”

As part of its commitment to delivering lasting social value, Higgins Partnerships will work with local organisations and community groups throughout the development to create opportunities that extend beyond the construction programme. This will include providing work experience placements for local residents, expert business advice for voluntary, community and social enterprises, together with more than 750 hours of volunteering to support local community projects, tackle homelessness and crime, strengthen networks for older, disabled and vulnerable people and assist health and wellbeing initiatives across the borough.
Construction is expected to begin in the Autumn. The scheme forms part of Hounslow Council’s wider housing and regeneration programme, one of the most ambitious in West London, which is delivering new homes, improved infrastructure and greater opportunities for residents.
The Charlton House and Albany House regeneration also supports the Council’s commitment to deliver 1,000 new council homes across the borough, helping to meet growing housing need while creating sustainable neighbourhoods for current and future generations.
