Bloomsbury House, Northampton

We were selected by Metropolitan Thames Valley Housing (MTVH) to deliver the design and construction of extensive external wall remediation and internal fire safety improvements to Bloomsbury House, an occupied Higher Risk Building in Northampton town centre comprising 130 residential flats, multiple access points, two basement car parks and active commercial units at ground floor level.

Bloomsbury House presents a unique challenge as it comprises a Grade II listed former commercial building dating from the 1930s that was converted into residential accommodation in 2007, alongside a later steel-framed extension. The building incorporates a combination of traditional masonry façades, curtain walling systems, Structural Insulated Panels and balcony structures, requiring a carefully coordinated remediation strategy that balances modern fire safety requirements with the preservation of the building's historic character.

Externally, the works include the replacement of non-compliant Structural Insulated Panels, remediation of defective cavity barriers around windows, ventilation openings and compartment lines, removal of combustible insulation materials, balcony upgrades including the replacement of timber decking, and improvements to curtain walling and spandrel panel systems. These works will significantly improve the fire performance of the building envelope whilst maintaining the character and appearance of the development.

Internally, Higgins will deliver a comprehensive programme of fire safety improvements including fire stopping remediation, compartmentation upgrades, fire door replacements, structural fire protection works and enhancements to existing fire safety systems. The project also includes intrusive investigations and the review and development of the building's fire strategy to ensure all remedial measures are fully integrated and compliant.

Working within an occupied Higher Risk Building requires careful planning and close collaboration with residents, MTVH and the wider consultant team. During the Pre-Construction Services Agreement phase, we are undertaking further investigations, developing the design to RIBA Stage 4 and securing the statutory approvals required to progress the works.

Resident engagement sits at the heart of our approach. A dedicated Resident Liaison Officer provides a single point of contact throughout the project, ensuring residents remain informed through regular newsletters, consultation events, home visits and project updates. Our team works closely with residents to minimise disruption, coordinate access requirements and provide clear information regarding the safety improvements being delivered.
