Charlton House and Albany House, Brentford

Higgins Partnerships has been appointed by the London Borough of Hounslow to deliver the regeneration of Charlton House and Albany House in Brentford. The development will replace 92 ageing homes with 182 high-quality, energy-efficient homes for social rent, helping to address the borough’s growing demand for affordable housing. Around 30% of the new properties will be larger family-sized properties, providing much-needed accommodation for local families.

The development will also deliver new ground-floor commercial space, providing opportunities for local businesses and services, while more than 2,500 square metres of new landscaped green space will create a greener and more vibrant neighbourhood.

Sustainability is central to the development, with the new homes designed to meet Passivhaus standards. A fabric-first approach, highly energy-efficient building design and low-carbon technologies will reduce operational energy demand and support the Council's wider ambitions for sustainable housing.

The regeneration has been shaped through extensive consultation with existing residents and the local community, with more than 87% of residents who participated in the estate ballot supporting the redevelopment. Higgins will continue this collaborative approach throughout construction, working closely with residents, neighbouring businesses and local stakeholders to minimise disruption and maintain clear communication.

The project will also deliver a lasting social value legacy for Brentford and the wider borough. Higgins will create local employment, training and work experience opportunities, support local businesses and voluntary organisations and provide more than 750 hours of volunteering to community projects across Hounslow.
