Avonmore Primary School, Hammersmith

A mixed-use redevelopment delivering a modern school campus alongside new homes.

The scheme replaces the existing school with a purpose-built primary facility for 240 pupils, providing 2,297 sqm (GIA) of flexible learning space and over 1,500 sqm of outdoor play areas across three levels, including rooftop provision.

It also delivers a 9,600 sqm (GIA) residential building with 91 homes, split 50/50 between affordable and private tenures.

Designed as a net-zero development, the project targets a 74% reduction in operational carbon, with the remainder offset. Sustainability features include green roofs, new tree planting, and 100 solar panels, with the school achieving BREEAM Excellent.

"We are excited to start rebuilding Avonmore Primary School to create the new, state-of-the-art learning spaces that both pupils and teachers deserve," said a Hammersmith and Fulham Council spokesperson.

Andrew Jones, Cabinet Member for the Economy said: “Half of the new proposed homes will be genuinely affordable, with priority given to eligible residents in the area as we want to ensure local families can stay local. Every home will be built to the highest energy efficiency standards including solar panels, green roofs, and water harvesting systems. This development forms part of the 1,800 new homes we aim to deliver over the next five years as we make Hammersmith and Fulham a stronger, safer and kinder place.”
