West Kentish Town Estate Phase 1, Camden
Higgins Partnerships has been appointed by Camden Council to deliver the first phase of the West Kentish Town Estate regeneration. Phase 1 will provide 52 new affordable homes within two new blocks, comprising 48 social rented homes for returning council residents and four homes designated for existing leaseholders. The two six storey blocks will provide a mix of one to four bedroom homes, including family maisonettes within Block A1.
The regeneration of the occupied 1960s estate has been shaped by more than 10 years of engagement with residents and neighbours. Designed by Mae Architects, our delivery of Phase 1 will help create early momentum for the wider masterplan, which has been prepared by Allford Hall Monaghan Morris and sets out a long-term vision for new homes, improved open space, better connectivity and enhanced public realm across the estate.
The West Kentish Town Estate is a key project within Camden’s Community Investment Programme, working towards the delivery of larger, energy efficient homes for local families. The two new blocks have been designed to reduce energy demand, lower carbon emissions and provide comfortable living spaces.
The Phase 1 blocks sit at either end of the occupied West Kentish Town Estate, each responding to a different setting. Block A1 fronts onto Queen’s Crescent High Street, close to existing homes, schools, community facilities, Queen’s Crescent Market and the Baitul Aman Mosque. Block D1 sits beside the railway viaduct, requiring careful coordination with railway asset owners and operators.
Our delivery approach is centred on safe logistics, resident protection and clear communication. Alongside project Architect, ECD, Cudd Bentley Building Services Consultants and Horwitz Consulting Engineers, we are refining buildability to reduce construction risk, support long term quality and reduce embodied carbon. This will ensure the first phase is delivered sensitively and provides a strong platform for the wider regeneration.
