Ladywell Park Gardens, Lewisham

Lewisham Council appointed Higgins Partnerships to bring forward Ladywell Park Gardens, a fully affordable housing development on the site of the former Ladywell Leisure Centre. The scheme delivers 102 much needed homes for local residents while revitalising a key part of the borough.

The new homes are set within four blocks ranging between four and six storeys. The tallest block fronts Lewisham High Street to mark the entrance, with heights stepping down towards the rear to respect the surrounding residential context and maximise daylight to communal spaces.

Damien Egan, mayor of Lewisham, said “As well as delivering 47 high-quality council homes for local residents, this development will also provide more shared ownership homes to help local people get onto the housing ladder.”

Higgins Partnerships and delivery architect RG+P are developing these homes using fabric-first principles in accordance with the concept designs by architects Feilden Clegg Bradley Studios. The homes will be energy-efficient and future-proofed, lower fuel bills, and resilient against overheating. Aligned with Higgins’ commitment to sustainability, the scheme also provides new amenity space for residents. This includes a public garden, transforming underused land into a green space that enhances biodiversity, improves pedestrian connectivity, and creates safer walking routes.

In addition to the physical transformation, we will deliver meaningful social value for a lasting legacy as part of our partnership with Lewisham Council. This includes providing funding for local community initiatives, supporting Lewisham Foodbank, promoting digital inclusion and addressing fuel poverty.
