Garratt Lane Phase 2, Wandsworth

Phase 2 will deliver 113 council-rented one-, two-, and three-bedroom apartments, providing 100% affordable housing in response to local demand and helping meet the need for high-quality council homes in Wandsworth. The scheme will also include commercial space fronting Garratt Lane, alongside high-quality shared amenity areas.

The start of construction follows the successful delivery of the new Atheldene Health Centre, which was completed as part of Phase 2a and is now open and providing healthcare services to the local community. The new three-storey health centre, which includes GP and pharmacy facilities, was brought forward ahead of the residential phase, enabling the site of the former Brocklebank Health Centre to be released for the construction of the new Phase 2b council homes.

In response to national and local policy objectives to increase affordable housing delivery, Higgins and Wandsworth Council returned to planning with a refreshed approach to the main Garratt Lane site, increasing the proportion of affordable homes to 100% while retaining the core principles of the consented masterplan.

Following the completion of the Atheldene Health Centre, we look forward  to delivering these 113 council-rented homes and continuing the regeneration of Garratt Lane.”

The development will also create opportunities to deliver social value throughout phase two, with Higgins working with Wandsworth Council and local partners to continue its support of employment, skills, training and community initiatives. This will include opportunities for local people to gain experience and develop skills, as well as wider investment in the local community during the delivery of the scheme.

The new phase builds on the wider Garratt Lane regeneration, with the first phase of homes delivered by Higgins’ sister company, Higgins Homes. Together, the two phases demonstrate the strong partnership between Higgins and Wandsworth Council in bringing forward new homes and community infrastructure as part of the wider regeneration of the area.
