The Garratt Collection, Wandsworth

Major redevelopment of a council owned former brownfield site which included, garages, stores and parking land, for our sister development company Higgins Homes in collaboration with the London Borough of Wandsworth. The project involves the major regeneration and development of the land at the corner of Swaffield Road and Garratt Lane, in Earlsfield which originally housed the 1960s Brocklebank building, a car park and some shops.

The mixed-use development provides 193 homes including one, two and three bedroom apartments, and a selection of three and four bedroom houses. Also included are extensive landscaped areas, a new health centre, pharmacy and two commercial units.

Our wider design team appointed Pollard Thomas Edwards as architects on this significant redevelopment project. The project is programmed into two phases, the first phase of the development includes 83 apartments and 27 houses on a site previously occupied by an elderly person’s home and a nursery. The second phase contains 83 apartments and includes replacement of the Brocklebank Health Centre with a larger medical centre that will be built on the corner of Swaffield Road and Garratt Lane, as part of an agreement with the NHS.

Council leader Ravi Govindia said: "This represents another key element in our plans to revitalise and improve this part of Garratt Lane. I am particularly pleased that the existing medical centre will continue to operate until the new one is completed –guaranteeing uninterrupted service to residents during the construction period. There has already been substantial investment here with the addition of a brand-new primary school and nursery. We are now ready to move onto the next stage of this neighbourhood regeneration scheme by providing a new and improved state-of-the-art health centre alongside new homes – including some affordable homes."
