Grange Farm Phase 1, Harrow

Phase one of this major estate regeneration in partnership with the London Borough of Harrow, delivering 100% affordable homes in South Harrow, London. A high-quality new build estate regeneration within a mixed tenure community providing much needed homes, built to Lifetime Homes standards, for existing and new residents. The Concept Architect for the whole estate regeneration is Hawkins Brown Architects, with Potter Raper Partnership acting on behalf of the London Borough of Harrow.

Phase one of the development comprises 89 affordable apartments for rent and shared ownership. A new network of public streets and square for public and communal use. The currently unused grass areas will be replaced with courtyards, gardens and squares each including safe places to play, areas for quiet relaxation, varied attractive planting, new habitats and tree planting.
Additional works include landscaping, parking and a new community centre.

The site is within a restricted access environment and in close proximity to occupied residential dwellings. Extensive consultation with existing and new residents has taken place providing resident choices including cupboards, worktops, flooring and bathroom/kitchen tiles. We have worked collaboratively with Grange Farm Residents Steering Group and are delivering several engagement events for the local community. Additional to this we have an extensive Social Value Plan in line with Harrow’s requirements to create long-term employment opportunities.

New pedestrian routes increase the connectivity to the wider area and local transport. All routes lead to the heart of the project, where a new civic square provides a gathering point in front of the community centre, with a ‘village green’ beyond.
