Oceans Estate, Tower Hamlets
Major Development delivering 225 new homes for L&Q across three residential blocks in Tower Hamlets, varying in height from two to thirteen storeys, with basement parking, a gym and associated landscaping.
The development was designed by Architect Levitt Bernstein, with Rider Levitt Bucknall acting as Employer’s Agent. This is a mixed tenure development providing a mixture of private and affordable housing, as well as the creation of two new pedestrian priority streets, which form a crucial link from the existing neighbourhood centre to the established Whitehorse Open Space.
Blocks A and B comprise 13-storey gateway towers with tiered 5 and 9-storey terrace blocks. A separate 2-storey courtyard terrace block sits in front of Block A. Block C is a mixture of 3 and 4-storey houses. A gymnasium space is provided at ground floor level in Block A whilst an Energy Centre is located at Ground Floor level in Block B.
Gymnasium space has also been provided on the ground floor of Block A, while a brand new energy centre to reduce energy costs and help people out of fuel poverty, as well as contributing to a healthier environment with reduced CO2 emissions, is located in Block B.
The development has provided a range of social and regeneration opportunities, including construction training and employment opportunities for local people.
The Ocean Estate has won a number of industry awards, including ‘Best Place to Live’ in 2015 by the then Mayor of London. The project was also praised by the Royal Institute of Planning in their 2016 ‘Poverty, place and inequality’ report.
