Chalkhill Road, Wembley

Occupying a prominent position in Wembley, Chalkhill Road comprises a seven-storey mixed use Higher Risk Building providing 42 occupied homes above commercial premises. Working on behalf of Metropolitan Housing Trust Limited (MTVH), Higgins is delivering a comprehensive programme of fire safety remediation through the MTVH Contractor Framework, in collaboration with Silver as Employer's Agent, CJCT Architects, CHPK Fire Engineers and Tullys Consulting Engineers to enhance resident safety and achieve long term compliance with the Building Safety Act.

Following Fire Risk Assessments and specialist intrusive investigations, a comprehensive remediation strategy was developed to address deficiencies within the building's passive fire protection and compartmentation. The works include upgrades to communal corridor fire doors, replacement of riser doors and shaft wall construction throughout the building, improvements to service risers, replacement of window spandrel panels with fire rated systems and the removal of existing timber balcony decking, which is being replaced with A1-Rated aluminium decking to improve the building's overall fire performance.

Delivered through Higgins' Specialist Works division, the project benefits from robust quality management procedures embedded throughout every stage of the programme. Digital inspection records, comprehensive quality assurance processes and independent third-party verification provide complete traceability, ensuring every aspect of the remediation works is delivered in full compliance with the Building Safety Act and the highest standards of quality, safety and regulatory assurance.

Delivering the works within an occupied mixed use Higher Risk Building requires careful planning and close coordination to maintain safe access for both residents and commercial occupiers. A phased delivery strategy has been developed to minimise disruption while ensuring the remediation works are undertaken safely and efficiently in accordance with the Building Safety Act and modern fire safety standards.

Throughout the programme, a dedicated Resident Liaison Officer works closely with residents to coordinate access arrangements, provide timely project updates and ensure the works are delivered with minimal disruption. Working alongside MTVH, Higgins is also delivering a programme of social value initiatives that reflects local priorities, ensuring the building is well placed to meet future safety requirements while providing lasting reassurance for residents and stakeholders alike.
