Clapham Southside, Lambeth

Providing 28 assisted living homes across two occupied residential buildings, the Clapham Southside Fire Safety Remediation Programme is enhancing the long-term safety and resilience of Charleston House and Wakeford Close in the London Borough of Lambeth. Delivered for Metropolitan Housing Trust Limited (MTVH) through the MTVH Contractor Framework, Higgins is working alongside PRP as Employer's Agent, CZWG Architects, Osborn Associates as Fire Engineer and EDP Environmental to deliver a comprehensive programme of fire safety improvements across both developments.

Following Fire Risk Assessments and specialist intrusive investigations, a coordinated remediation strategy was developed to address deficiencies in fire compartmentation, passive fire protection and service penetrations throughout the buildings. The works include upgrades to fire doors, improvements to service risers and ventilation systems, and comprehensive fire stopping measures designed to restore compartmentation and ensure compliance with modern fire safety legislation and the Building Safety Act.

Building safety is embedded throughout every stage of delivery, from technical design and product selection through to installation and final verification. Higgins applies rigorous quality assurance procedures supported by digital inspections, robust compliance monitoring and independent third party verification, providing complete confidence that the remediation works meet the highest standards of safety and regulatory compliance.

Working within occupied assisted living accommodation requires a carefully considered approach that places the needs of residents at the centre of project planning. Higgins works closely with MTVH's on-site management team to coordinate access arrangements, programme activities around residents' daily routines and minimise disruption throughout construction, ensuring the works are delivered safely and sensitively.
