The St Martins Fire Safety Remediation Programme is delivering a coordinated package of building safety improvements across three occupied Higher Risk Buildings on behalf of Metropolitan Housing Trust Limited (MTVH). Working in partnership with Silver as Employer's Agent, CZWG Architects and Osborn Associates as Fire Engineer, Higgins is enhancing the long-term safety and resilience of 78 homes across Gwynne House, Kynaston House and Tillman House while supporting compliance with the latest fire safety legislation.

Following Fire Risk Assessments and specialist intrusive investigations, a comprehensive remediation strategy was developed to restore fire compartmentation and strengthen passive fire protection throughout the estate. The works include upgrades to fire doors, service risers and ventilation systems, together with extensive fire stopping and compartmentation improvements designed to enhance building performance and meet the requirements of the Building Safety Act.

Coordinating the programme across three occupied residential buildings requires careful planning and close collaboration with residents, the client and the wider consultant team. A phased delivery strategy has been developed to maintain safe access, carefully sequence the works and minimise disruption while ensuring the remediation programme progresses safely and efficiently.

Throughout the project, Higgins works closely with residents to provide clear communication, carefully managed access arrangements and ongoing support as the works progress across each building. This collaborative approach is complemented by a programme of social value initiatives developed with MTVH to deliver wider benefits for the local community alongside the physical improvements.
