Higgins Partnerships is delivering essential fire safety remediation works to three residential blocks in Gipsy Hill, Lambeth, on behalf of Wandle Housing Association. The scheme comprises the removal and replacement of non-compliant cladding systems, including HPL panels, combustible insulation, cavity barriers and timber balcony decking. All works are being undertaken with residents in occupation, requiring a carefully programmed approach and tightly managed site logistics to maintain access and minimise disruption.

The project is being delivered by Higgins’ specialist façade team, H-Facades, with technical oversight provided by Employer’s Agent Martin Arnold LLP. Full compliance with the Building Safety Act is embedded throughout, with quality and fire safety assured through a dedicated Contract Quality Plan, digital inspections and third-party verification.

Resident engagement is led by a full-time liaison officer, supporting clear communication and coordinated access throughout the works. In parallel, Higgins is delivering a tailored social value programme aligned to Wandle’s local priorities, including employment opportunities, education outreach and improvements to shared estate spaces. The scheme reflects our commitment to delivering safe, high-quality remediation with a strong focus on resident experience and regulatory compliance.
