Iona Tower, Limehouse
At Iona Tower in Limehouse, Higgins is delivering a major programme of fire safety remediation on behalf of A2Dominion across three occupied residential blocks comprising 195 homes. Working collaboratively with Bellrock as Employer's Agent, FCH and Martin Arnold Architects, and Pell Frischmann, the scheme combines extensive external wall remediation with fire safety improvements to enhance resident safety and achieve long term compliance with modern fire safety standards.
The works include the removal and replacement of non-compliant external wall systems, including rendered façades, combustible insulation, cavity barriers, soil vent pipes and rainwater goods. Existing timber decking to communal terraces is being replaced with non-combustible alternatives, while sprinkler systems are being upgraded throughout the development to further enhance life safety for residents.
Delivering these improvements within fully occupied buildings requires a carefully phased approach that balances resident safety with efficient programme delivery. Detailed logistics planning, coordinated access arrangements and close collaboration with residents enable the works to progress while maintaining day to day occupation and minimising disruption across the estate.
Working closely with A2Dominion throughout the programme, Higgins supports residents through dedicated liaison, providing regular updates, carefully managed access arrangements and responsive communication as the works progress. Alongside the remediation works, a programme of social value initiatives is being delivered to reflect local priorities and create lasting benefits for the wider community.
Drawing on the expertise of Higgins' Specialist Works Division, the project combines specialist technical knowledge with a robust quality assurance approach that supports every stage of delivery. Digital inspection records, structured quality management procedures and independent third-party verification provide confidence that every element of the remediation works is delivered safely, compliantly and to the highest standards.
Once complete, the scheme will provide residents with safer, more resilient homes supported by a fully compliant external wall system and enhanced fire safety measures.
