Gosse Court, Hackney

Higgins Partnerships was appointed by A2Dominion to investigate and undertake specialist remediation works at Gosse Court, a seven-storey occupied mixed-tenure residential development in Hackney comprising 50 apartments, winter gardens, a communal roof terrace, solar panels and ground-floor commercial units. The project addressed water ingress and mould issues affecting occupied homes, requiring carefully planned remedial works to be delivered while maintaining resident safety, comfort and continuous occupation.

Following comprehensive internal thermal imaging surveys and intrusive investigations to affected balconies, Higgins identified defects within the recessed drainage and waterproofing details that had resulted in standing water, causing deterioration of timber window support structures and winter garden soffits. A targeted programme of remedial works was developed, including drainage improvements, waterproofing, balcony reinstatement, replacement of timber support elements, soffits and decking, together with internal making-good works to affected properties.

Working within an occupied residential environment, Higgins collaborated closely with A2Dominion and residents to carefully programme each intervention, limiting window removal and reinstatement to a single day per property to maintain security, weather protection and resident comfort. Prior to commencing works, residents were supported in preparing their homes, floor coverings and belongings were protected, work areas were segregated and, on completion, window dressings were reinstated to minimise disruption and maintain a positive customer experience.

The project demonstrates Higgins Partnerships' capability to deliver complex occupied refurbishment and building fabric remediation projects through detailed investigation, collaborative planning and resident-focused delivery. By combining technical expertise with careful programming and proactive stakeholder engagement, the works successfully resolved the underlying defects while maintaining safety, quality and continuity for residents throughout the programme.
