Across five occupied residential blocks in Shepherd's Bush, Higgins is delivering a comprehensive programme of fire safety remediation on behalf of Peabody, enhancing the safety and long-term performance of 48 mixed tenure homes. Working collaboratively with Hunters as both Employer's Agent and Architect, together with Tullys Consulting Engineers, the project is delivering a coordinated package of external wall and internal fire safety improvements in accordance with the latest regulatory requirements.

Working within an occupied residential environment requires careful sequencing and close coordination throughout the programme. Higgins has developed a phased delivery strategy supported by detailed logistics planning to maintain safe access for residents while enabling the remediation works to progress efficiently with minimal disruption.

The remediation works include the removal and replacement of non-compliant timber cladding, combustible insulation, cavity barriers and timber balcony decking, together with improvements to fire stopping within the communal areas of all five buildings. These carefully coordinated improvements enhance the fire performance of the external wall systems, strengthen compartmentation and support long term compliance with the Building Safety Act.

Every stage of the remediation programme is subject to a rigorous assurance process that verifies materials, workmanship and compliance before works progress. Supported by a dedicated Contract Quality Plan, digital inspection technology and independent third-party verification, Higgins provides complete confidence that the completed works meet the highest standards of fire safety and regulatory compliance.

Throughout the programme, a dedicated Resident Liaison Officer works closely with residents to coordinate access arrangements, provide regular updates and support the day-to-day delivery of the works. In parallel, Higgins is working with Peabody to deliver a programme of social value initiatives that reflects local priorities and creates lasting benefits for the wider Shepherd's Bush community.
